Why so many owners over 65 never get this offer

Your wealth is in your home and your pension doesn't stretch. A normal sale means leaving the home you want to stay in, so most owners simply never sell.

Nuda propiedad splits the home in two: you sell the bare ownership and keep the usufruct — the registered right to live there for life. The buyer only takes possession when the usufruct ends.

Few private buyers want a home they can't use for years. Specialised investment funds do: they buy today at a price below market value and wait. That is why these operations need the right buyer.

Almost everything — valuations, contracts, notaries, tax rules — happens in Spanish, through networks a foreign retiree in Spain rarely reaches.

The tax side matters: for a habitual residence and an owner over 65, the capital gain can be exempt from Spanish income tax (IRPF). Each case must be confirmed by a tax adviser.

It is not a decision to rush. You should understand the figures, the alternatives and what your family inherits before signing anything — in your own language.

Questions before you contact us?

What exactly is nuda propiedad?
Spanish law lets a home be split into bare ownership (nuda propiedad) and usufruct (the right to use and live in it). You sell the bare ownership and keep the lifetime usufruct, which is registered at the Land Registry. The buyer owns the home from day one but can only use it when the usufruct ends.
How much would I receive?
The price of the bare ownership is the market value of the home minus the value of the usufruct, which depends mainly on your age: the older you are, the closer the price is to full value. You get the figure in a written offer after an independent valuation. We publish no percentages and make no promises; every home and every case is different.
Who buys the home?
Investment funds and professional investors we work with, specialised in buying homes in nuda propiedad across Spain. The buyer is always identified in the deed, and the operation is signed before a notary like any other sale.
What happens to my home when I die? And can I move out or rent it?
The usufruct is personal and lifelong: it ends when you pass away, and the buyer then takes full possession. Your heirs inherit the money you received, not the home — that is the trade-off, and we say it plainly. If you need to move out later (for example to a care home), the usufruct normally allows you to rent the home out and keep the income; the exact terms are set in the deed.
Who pays the bills and repairs after the sale?
As a rule, the usufructuary (you) keeps paying the ordinary costs of living there — utilities, community fees, ordinary upkeep — while major structural repairs fall on the new owner. The deed sets this out in detail; the independent lawyer explains it before you sign.
Is the gain tax-free for sellers over 65?
For a habitual residence sold by an owner over 65, Spanish law can exempt the capital gain from IRPF. Whether it applies to you — including your tax residency and how long you have lived in the home — must be confirmed by a tax adviser. Relocation Centers does not give tax advice.
Are there alternatives if nuda propiedad doesn't fit?
Yes. Selling at full value and staying as a tenant for life, or a lifetime or fixed-term income instead of a lump sum. The first video call is precisely to understand which route, if any, fits you — and sometimes the honest answer is none.
Who advises me, and what is Relocation Centers' role?
Independent regulated professionals — valuer, lawyer, notary, tax adviser — advise you and formalise the operation. Relocation Centers studies your case, introduces you to the investment funds, keeps you informed in your language and helps with your own paperwork. We are not a real-estate agency, a lawyer or a financial adviser; you are always free to bring your own.
