The American checklist

The six things every American asks us about

You don't have to become an expert on Spanish bureaucracy. Here's what we take off your plate.

Which visa?

Non-Lucrative, Digital Nomad or student — the right route depends on your income and plans. A licensed lawyer confirms it, free.

US taxes & Beckham Law

Still filing with the IRS, FBAR/FATCA, the 183-day rule, the US–Spain treaty and the Beckham Law. We connect you with cross-border pros.

Banking with FATCA

Some Spanish banks shy away from US clients. We take you to the ones that don't, and prep the paperwork.

A home without a Spanish mortgage

No Spanish income or credit yet? Our Rent-to-Buy route lets you move in with about 5% down and buy later.

Driving, healthcare & daily life

US license rules, private health insurance for your visa, utilities, pets and schools — handled in plain English.

A single plan

One point of contact and one written plan for the whole move — not ten disconnected providers in a language you don't speak.

Visas for US citizens

The right visa to make Spain home

As an American you can visit visa-free for 90 days — but to live in Spain you need residency. These are the routes that fit most US citizens. A licensed partner immigration lawyer confirms which is right for you.

POPULAR WITH RETIREES
Non-Lucrative Visa

Live in Spain on savings or passive income

The classic route for retirees, remote-independent people and anyone not working in Spain. You show sufficient passive income or savings and private health insurance.

  • Income guideline: around 28.800€ per year
  • + around 7.200€ per year per dependent
  • Private health insurance required
  • No working for Spanish companies
Renews after the first year — a clear path to long-term residency.
POPULAR WITH REMOTE WORKERS
Digital Nomad Visa

Keep your US job or clients, live in Spain

For remote employees and freelancers working for companies outside Spain. It can also open the door to the Beckham Law tax regime (see below).

  • Income guideline: around 2.646€ per month
  • Work remotely for US employer or clients
  • May qualify for Beckham Law tax rate
  • Family members can be included
Fast-track processing and a route many US remote workers now choose.
Student & other routes

Studying, family or a longer look first

Student visas (great for language courses and a soft landing), family reunification, and other routes. We'll map the options in your free consultation.

  • Student visa for courses over 90 days
  • Family reunification
  • Residency timing strategy
  • TIE residence card after arrival
Not sure yet? The free call exists precisely for this.

Heads up on the Golden Visa: Spain closed its investor "Golden Visa" on 3 April 2025, so buying property no longer grants residency. If an agency still advertises it to you, that's a red flag. For most Americans the Non-Lucrative or Digital Nomad Visa is now the right route — we'll tell you which, honestly.

Yes, you can move to Spain without a tax nightmare

The US is one of the only countries that taxes citizens no matter where they live. Get this right before you move — not after. We are not tax advisors; we connect you with licensed cross-border US–Spain specialists and make sure it's handled from day one.

You still file with the IRS

US citizens report worldwide income wherever they live, plus FBAR/FATCA foreign-account reporting. The Foreign Earned Income Exclusion and foreign tax credits usually prevent double taxation.

The 183-day rule

Spend more than 183 days in Spain in a calendar year and you become a Spanish tax resident on your worldwide income. Timing your move matters — we plan it with you.

The US–Spain treaty

A tax treaty between the two countries is designed to stop you being taxed twice on the same income. A cross-border advisor applies it correctly to your situation.

The Beckham Law

New residents who qualify can pay a flat 24% on Spanish-source income up to 600.000€ for up to six years, instead of progressive rates. The Digital Nomad Visa can open this door.

Americans who already made the move

A few words from US clients who moved into their Spanish home through our Rent-to-Buy programme.

"After several rejections, we thought it wasn't possible. When they analysed our situation, they saw that with small adjustments there was a viable path."

Rent-to-Own: the smarter alternative to renting from a private landlord

Long-term rentals in Spain are scarce and insecure. Our fund-backed Rent-to-Own gives you a stable home for years — with the option, never the obligation, to buy it.

Renting from a private landlord

  • Short-term security — the landlord can decline to renew
  • Can reclaim the home for personal or family use
  • Pets and children are often refused
  • Far fewer homes available to rent than to buy
  • You pay rent for years and own nothing at the end

Rent-to-Own with Relocation Centers

  • A 7-year agreement — real, long-term security
  • Backed by an investment fund, so no repossession for “personal or family use”
  • Pets and small children are welcome
  • All the legal protections of a standard rental contract
  • Many more homes for sale than for rent — so far more choice
  • Maintenance handled by the fund while you rent
  • Buying is always your choice — the price is locked in from day one

American questions, answered

Do I still have to file US taxes if I move to Spain?
Yes. The US taxes citizens on worldwide income wherever they live, and you may have FBAR/FATCA foreign-account reporting too. Once you spend more than 183 days in Spain you're a Spanish tax resident. The US–Spain treaty prevents double taxation. We are not tax advisors — we connect you with licensed cross-border US–Spain specialists who set this up correctly from day one.
Which visa is right for me as an American?
Usually the Non-Lucrative Visa (retirees / passive income, around 28.800€ per year) or the Digital Nomad Visa (remote work for non-Spanish employers or clients, around 2.646€ per month). We arrange a free consultation with a licensed partner immigration lawyer to confirm the best route for you.
Is the Golden Visa still available?
No. Spain closed the investor Golden Visa on 3 April 2025, so buying property no longer grants residency. If anyone still offers you a Spanish Golden Visa, be cautious. For most Americans the Non-Lucrative or Digital Nomad Visa is the right route now.
Can I use my US driver's license in Spain?
You can drive on your US license for your first six months as a resident. After that, because Spain and the US have no license-exchange agreement, you must get a Spanish license by passing a theory and practical exam. We point you to English-speaking driving schools.
How do I open a Spanish bank account with FATCA?
US citizens involve extra FATCA reporting, and some Spanish banks avoid American clients because of it. We introduce you to banks that welcome US persons, prepare your document checklist, and accompany you to the appointment.
How much does it all cost?
It depends on what you need. A standalone NIE starts at 150€, and our full relocation packages start at 2.500€. You get a transparent quote after your free consultation — no hidden fees. The initial visa consultation with a licensed lawyer is free (worth 250€).
Do you actually speak English?
Yes — you deal with fluent English speakers throughout, from your first message to the day you're settled. Our team also works in Spanish, French, German, Dutch and Russian.
