Why renting in Spain breaks down for families like yours

No Spanish payslips yet? Most rent-default insurers won't cover you — so landlords quietly move on to the next applicant.

To get a yes, families are routinely asked for a bank guarantee or proof of funds covering 6–12 months of rent.

Pets can be refused outright, and families with young children are quietly passed over — so the homes that fit a family go fast.

And if the contract reserves that right, a private landlord can reclaim the home for close family after the first year — on two months' notice.

Questions before you contact us?

Why is it so hard to rent in Alicante as a foreign family?
Without a Spanish income record, many rent-default insurers won't cover you, so landlords ask for a bank guarantee or several months' rent up front. Pets are often refused and families with young children get passed over. Demand for good family homes is high — in Alicante province foreigners are now over 43% of all home buyers, the highest share in Spain — so the homes that work for a family don't last long.
How does the rent-to-buy part work?
You choose any home for sale. One of our investor partners buys it in cash and you move in, paying about 5% to start and a monthly amount. The purchase price is agreed up front, and over the coming years you have the option to buy it — no Spanish mortgage and no bank income check needed to move in.
Do I have to choose a property you pick?
No. We can send you a curated shortlist matched to your family, but you're also free to send us homes you found yourself — we pre-qualify them and check they work for the programme before you fall in love with one.
Is my 5% protected?
Yes. The arrangement is set out in a notarised option contract, so your option payment is protected and the purchase price is locked in from the start.
What does Relocation Concierge cost?
Start with a free consultation — we tell you honestly whether your case fits, and quote per case because scope varies. To move into your chosen home you put about 5% down. For families who want the entire move handled white-glove (immigration, schools, household and a dedicated manager), that full package starts from 7.500€.
Can you handle NIE, schools and the bank too?
Yes. Relocation Concierge is end-to-end: NIE/TIE, a Spanish bank account, school search for your children and utilities are all part of getting your family settled — one dedicated, multilingual manager runs it from the first call to the keys.

Rent-to-Own: the smarter alternative to renting from a private landlord

Long-term rentals in Spain are scarce and insecure. Our fund-backed Rent-to-Own gives you a stable home for years — with the option, never the obligation, to buy it.

Renting from a private landlord

  • Short-term security — the landlord can decline to renew
  • Can reclaim the home for personal or family use
  • Pets and children are often refused
  • Far fewer homes available to rent than to buy
  • You pay rent for years and own nothing at the end

Rent-to-Own with Relocation Centers

  • A 7-year agreement — real, long-term security
  • Backed by an investment fund, so no repossession for “personal or family use”
  • Pets and small children are welcome
  • All the legal protections of a standard rental contract
  • Many more homes for sale than for rent — so far more choice
  • Maintenance handled by the fund while you rent
  • Buying is always your choice — the price is locked in from day one
